A personal market and selling consultation from Rima Hodgeson

Your home deserves more than a number. I prepared this to show you how I see the opportunity, what today’s buyers are responding to, and how I would position 3100 Fairway with care, energy and a plan made specifically for the property.

A personal note

I would truly love the opportunity to represent you.

I know selling a home is personal. It is not just about putting a sign in the yard—it is about understanding what makes the property special, presenting it beautifully, protecting your position and communicating clearly from beginning to end.

I have not toured the home in person yet, so this is a thoughtful starting point—not my final opinion of value. The pool, pool house, golf-course views, improvements, finishes and other features I have not seen may support a higher value once I walk through the property and understand everything it offers.

My goal is always to help you achieve the strongest price the market will support in the shortest reasonable amount of time. I cannot promise a specific price or timeline, but I can promise my full effort, honest advice and a strategy built specifically for your home.

Whether you decide to sell now, next spring, later in the future, or simply want guidance about another property, I am here. I would be grateful for the opportunity to help.

Warmly,Rima

What makes the home special

A lifestyle buyers will remember

I would lead with the experience of the property, then support that story with clear facts.

3,930MLS living sq. ft.

The buyer story

Classic Southern character, room to entertain, and outdoor living that feels like a private retreat. The pool house—approximately 546 square feet with a kitchen and bath—adds flexibility that standard square-foot comparisons do not fully capture.

Details I would prepare early

  • Improvement and renovation history
  • Roof, HVAC and water-heater ages
  • Pool and pool-house documentation
  • Elevation certificate and current flood-insurance information
  • Accurate living-area and total-area support

Planning for the future

A successful spring launch starts well before spring.

Spring often brings stronger buyer activity, but the best timing depends on the local market and your goals. The advantage comes from being prepared before buyers arrive.

Now · Discover

Tour and document the home

I would walk the property with you, learn the story behind the improvements and identify every feature that deserves to be part of the value conversation.

Before launch · Prepare

Build the complete plan

We would organize repairs or touch-ups, photography, property documents, pricing and the marketing story so nothing feels rushed.

Spring · Launch

Enter the market with purpose

If spring is the right window for you, we would be ready to create maximum exposure from day one instead of starting the planning after the season begins.

Today’s market

Buyers are interested—but they are more careful.

Higher borrowing costs make monthly payment and perceived value especially important.

Freddie Mac · October 8, 20267.40%

Average 30-year fixed mortgage rate. Rates are one meaningful reason the market feels slower, though insurance costs, condition, inventory and buyer confidence also influence demand.

My recommended launch strategy$824,900

A working market range of approximately $800,000–$850,000, with the final decision guided by an in-person condition review and confirmed property documentation.

Country Club View only. No qualifying sales appeared under the initial 12-month, ±20% size and acreage search, so the period was expanded to 36 months and all size ranges while keeping the subdivision restriction firm. Recorded transfers are disclosed for transparency; not every deed is an arm’s-length market sale. Information is deemed reliable but not guaranteed. This is a comparative market analysis, not an appraisal.

A Compass advantage

Compass Private Exclusive

An optional private first phase that lets us learn about buyer response before deciding whether to launch publicly.

01 · Test

Test the price privately

We can introduce the home to agents and serious buyers within Compass’ network, listen to the response and make a more informed pricing decision before a public launch.

02 · Protect

No MLS history

During the Private Exclusive phase, the home is not placed in the MLS. It does not begin accumulating public days on market, and a pricing adjustment does not appear as a public MLS price-reduction history.

03 · Preserve privacy

No sign in front

We can market discreetly without placing a For Sale sign in front of the home. The property is not displayed on public real-estate websites during this private phase.

How I might use it for 3100 Fairway

Because this is a distinctive home with a pool house, pool, golf-course setting and a prior listing history, a carefully planned Private Exclusive phase could help us test the price, gather meaningful feedback and prepare the strongest possible public debut—without creating new MLS history or putting a sign in the yard.

You remain in control. We would review the available marketing paths and required disclosures together, and you would decide if and when the home should move to the MLS and broader public market.

Private Exclusives may not be available in every market, are used only at the seller’s direction, do not receive the full exposure of the MLS and public portals during the private phase, and do not guarantee a result.

What working with me looks like

Personal attention, thoughtful strategy and honest communication

You will work directly with me. I will listen, explain the choices clearly and stay focused on your goals.

01 · Presentation

Tell the right story

I would make the setting, pool, pool house and indoor-outdoor lifestyle the center of the marketing—not bury them in a long list of features.

02 · Positioning

Price with purpose

I would respect the home’s value while making sure the launch feels compelling to today’s payment-conscious buyers.

03 · Partnership

Give you my full effort

You would hear directly from me with showing feedback, market response and honest recommendations. My goal is the strongest price the market will support in the shortest reasonable time.

Proposed interactive 3D tourCREATED AFTER THE HOME IS PROFESSIONALLY SCANNED

Let buyers experience the home first

A true 3D tour can qualify interest before the showing.

Because I have not toured or scanned the home yet, this is a preview of the marketing experience I would create—not a finished tour of the interior.

Once completed, an interactive 3D tour would allow buyers to move through the rooms, understand the layout, revisit the pool house and explore how the spaces connect before asking for an appointment.

That helps protect your time and privacy. Buyers can decide whether the home truly fits their needs, while I can focus private showings on serious prospects who are financially prepared and genuinely interested.

Marketing that feels personal

My recipe for getting a home sold

A successful launch is not one ingredient. It is the right preparation, presentation, pricing and follow-through working together. This short video gives you a feel for how I approach the process—and the energy I would bring to 3100 Fairway.

Your home deserves a strategy made for it.

A seller-marketing message from Rima Hodgeson

Why a fresh approach matters

The market already tested the previous pricing.

The home entered the market at $899,900 on March 10, 2025 and later expired after approximately 319 days shown in Paragon. Earlier attempts at $965,000, $990,000 and $1,100,000 also expired.

That history does not mean the home is not special. It means buyers need to see a meaningful change: a fresh presentation, clearer value and a price that invites them to engage. I would rather create energy early than chase the market later.

I am here when you are ready

I would love the opportunity to help with this home—or any home.

If you are considering selling, buying, investing, relocating, or simply want an honest second opinion, I would be happy to talk. No pressure—just clear guidance and a plan built around what matters to you.

Your Vision, My Commitment.
